San Diego County’s housing market makes “just buy a bigger house” a difficult answer. Summer is the ideal season to start. With school out, kids can be relocated to grandparents, summer camp, or temporarily shared bedrooms while construction is underway and a May or June start sets you up to finish before the first day of school. 1. Bedroom Additions

The most common request we hear: “We need one more bedroom.” Sometimes it’s for a new baby, sometimes for a teen who needs privacy, sometimes for an aging parent moving in. A bedroom addition typically runs 400–700 square feet (including closet and often a small bath), and is usually attached to the existing structure off the rear or side of the home.


Realistic timeline: about 12–18 weeks from contract to certificate of occupancy, depending on permitting and whether you’re upgrading the existing electrical panel. A May start can absolutely land you in the finished room before September.

2. Home Offices and Study Rooms

Hybrid work isn’t going anywhere, and neither is the homework load on a typical 5th grader. The dedicated home office or study room, carved out of an underused space or added on entirely is one of the most cost-effective additions we build. Common requests include built-in desks, hardwired internet drops, soundproofing, and acoustic ceiling treatment for calls and Zoom meetings.

Common upgrades include a larger sleeping area, a true walk-in closet, a spa-style bathroom with double vanity and freestanding tub, and sometimes a private patio or sitting area.


Primary suite expansions usually run 14–20 weeks. They’re also one of the additions with the strongest impact on resale value, since they upgrade the home’s most-watched room in any future sale.

4. ADUs : The San Diego Standout

California and San Diego have streamlined ADU rules significantly in recent years, making it easier than ever to add a detached or attached unit to your property. Typical ADU sizes run 400–1,200 square feet. Timelines are longer than standard additions often 18–26 weeks, but the long-term value is significant. A well-designed ADU adds usable square footage, rental potential, and resale appeal, all at once.

Permits, Inspections, and the  San Diego County Process

Any addition that increases your home’s square footage requires permits, plan review, and inspections. In San Diego County, that process typically takes 6–12 weeks depending on the jurisdiction and the complexity of the project. Coastal Commission zones and historic districts add additional review steps. A licensed general contractor handles plan submittal, coordinates with the city, and stays with you through final inspection.


The biggest single piece of advice we can give: start the conversation early. The longer permits sit in a queue, the later your finish date slides. A homeowner who starts the consultation in May is often weeks ahead of one who waits until June.
